Our Structural Assessment & Safety Inspection
Before we commence any surface work, it's essential to evaluate the underlying framework for "integrity."
**Ledger Board:** We will confirm it is securely fastened to the home; improper fastening accounts for 90% of deck collapses.
**Joists & Posts:** Check for wood decay by inserting a screwdriver into the wood; if it penetrates easily, the wood is compromised.
**Footings:** Look for signs of sinking, large cracks, "frost heave," or soil erosion that could cause the deck to become uneven.
**Hardware:** We check for corroded or rusted nails, screws, and joist hangers, which should be replaced with galvanized or stainless steel alternatives.
Structural Repairs & Reinforcement
If the framework is in good condition, we will consider performing targeted repairs instead of a complete restoration.
**Joist Replacement:** Replace any rotting joists or double them by attaching a new joist next to a weakened one to restore strength.
**Post & Railing Stability:** Secure unstable railings and replace any decayed posts, often requiring new structural bolts or complete stair riser replacement.
**Levelling:** Some areas of the deck can sometimes be raised or lowered, stabilizing the structure without a full teardown.
Resurfacing & Refinishing
Once the structure is safe and sound, shift focus to the deck's surface
**Board Replacement:** Remove and substitute cracked, warped, or rotting deck boards.
**Cleaning:** Utilize a pressure washer and specialized deck cleaner to eliminate dirt, mildew, and old stains. -
**Sanding:** We will sand the wood to smooth out splinters and rough surfaces, allowing the new wood stain to penetrate more effectively.
**Sealing/Staining:** Apply a high-quality UV-protective stain or sealant. For lower maintenance, consider composite deck boards, which will last 25–30+ years.
